Pursuant to Chapter 372, as amended, Texas Local Government Code (the “Act”), specifically Section 372.009(c) and (d) and Section 372.011, notice is hereby given that the City Council of the City of Marble Falls, Texas (“City”), will hold a public hearing to accept public comments and discuss the Petition for Dissolution of the Thousand Oaks Public Improvement District (the “Petition”), filed by M OAKS RANCH PARTNERS LLC, a Texas limited liability company (the “Petitioner”), requesting that the City dissolve the Thousand Oaks Public Improvement District (the “District”) which includes property owned by the Petitioner and further described herein (the “Property”).
Time and Place of the Hearing. The public hearing will start at 6:00 p.m. on August 6, 2024, at Marble Falls City Council Chambers, 800 3rd Street, Marble Falls, Texas 78654.
General Nature of the Proposed Authorized Improvements. The proposed improvements included streets and sidewalks, highway upgrades, street lighting, water and drainage facilities, and public land purchase.
Estimated Cost of the Authorized Improvements. The estimated cost of the proposed public improvements was a total of $20,000,000.00 (twenty million dollars).
Existing District Boundaries. The District includes approximately 452.60 acres of land, with the entrance located on the west side of the intersection of U.S. Highway 281 and County Road 403, the southern boundary near the Burnet/Blanco County line, and the northern boundary extending to the Horseshoe Bay extraterritorial jurisdiction, located within the city limits of the City and as more particularly described by the depiction available at Marble Falls City Hall, 800 3rd Street, Marble Falls, Texas 78654 and available for public inspection.
Proposed Method of Assessment. The proposed method of assessment for the Public Improvements was to be by value, by lot, or according to the square footage of property without regard to improvements on the property.
Proposed Apportionment of Cost between the District and the City. The District was to bear 100 percent of the costs of the Public Improvements.
During the public hearing, any interested person may speak for or against the dissolution of the District.
